Zoning Districts

A zoning district is a specifically delineated area within which uniform regulations and requirements govern the use, placement, spacing and size of land, buildings and structures.

The Town of Dumfries has twelve districts.  They are as follows:

R-1   Residential, limited
This district encompasses low-density, single-family residential areas and should provide a suitable environment for families who desire quiet, spacious homesites with the amenities of suburban living, without fear of encroachment of dissimilar uses.

R-2  Residential, general
This district encompasses medium-density residential areas, both existing and planned and should provide a suitable environment for families who desire quiet homesites without fear of encroachment of dissimilar uses.

R-3  Residential, condominium
The purpose of this district to encourage a variety of housing types and arrangements, to insure a suitable environment for family life and recreation and to provide for higher residential densities as might be appropriate for areas served by public water and sewer systems.

B-1  Business, general
This district is intended to provide sufficient space in appropriate locations for a wide variety of commercial and miscellaneous service activities.

B-2 Business, neighborhood
This district is intended to provide a limited range of retail, commercial and convenience business uses to serve public need at the neighborhood level.

M-1 Industrial, limited
The intent of this district is to provide sufficient space in appropriate locations for certain types of manufacturing uses.

H-1  Historic overlay
A historic district is created to promote the general welfare, health and safety of the public through the perpetuation of those areas or individual structures and premises which have been or may be officially designated by the council as having historic or architectural significance.

CBPA-OD  Chesapeake Bay Preservation Area Overlay
The purpose of this division is to control and regulate runoff at the source to protect against and minimize pollution and deposition of sediment in wetlands, streams, and lakes in the town and area tributaries of the Chesapeake Bay.

FB/O-1 Flex Business/Office
This district is intended to provide a limited range of flex business, flex office, and commercial uses.

For an updated location of the Chesapeake Bay Preservation Area Overlay, visit the Prince William County Mapper. Under the “Layers” drop-down menu, in the Environment menu, select “Resource Preservation Area Overlay.” The resulting overlay within the Town of Dumfries constitutes the Chesapeake Bay Preservation Area Overlay. Please note that precise boundaries are subject to delineation during site plan preparation.
